New Plans for Former Gower Pub Site – 14 Sept 2016

Bacchus Partners Ltd, the developers of the site of the former Gower Pub have produced their new plans.

Following objections from your Cathays Labour Councillors, Jenny Rathbone AM and many local residents, the previous proposals for 24 apartments on this site were refused.

Following a recent design consultation with local residents and stakeholders, the new plans are for 10 red brick terraced houses, which are more in keeping with the surrounding area.

As the revised proposal is for 10 residential units, the project is classed as a ‘major application’ by the Planning (Wales) Act 2015 and as such, the developers are required to undertake a statutory 28 day public consultation on the draft planning application. This consultation will take the form of a letter to neighbours and statutory consultees, a site notice and the draft planning application will be available online here.

Subject to the feedback received from the public exhibitions, the developers plan to commence the statutory consultation in October, once they have finalised the draft plans.

New Designs

Following the refusal of earlier proposals for 24 apartments, Bacchus Partners held a design workshop with local stakeholders and neighbouring residents earlier this year and has completely redesigned its plans.

The revised scheme of 10 terrace houses includes:

• Three bedroom family homes with gardens.
• Front gardens with dedicated bin storage enclosures.
• Two storey front elevation with no dormer windows (to address neighbour concerns about overlooking).
• The overall building height is lower than the original pub building.
• Red brick and slate roofs will complement the existing houses along Gwennyth Street.
• Design features will reflect the former pub building.
